Q: Why hire an Architect?
A: Building a home is a complicated process - especially when it comes to things like building codes, zoning laws, and contractor selection.  Some people can even feel overwhelmed by the task of making design selections, such as interior finishes and fixtures.  Fortunately, the Architect is the one professional who has the education, training, experience, and vision to help you through the entire process.  Adair Architects will be there from start to finish to help make sure that the home you envisioned is the home that is constructed.

Q: How much will it cost to design a custom home?
A: Many factors impact pricing - including the difficulty of the site, the size of the structure, and the complexity of the design.  Please call our office at (708) 478-7160 to schedule a meeting with our Principal Architect Mark Adair to discuss your project in detail for a more accurate fee estimate based on your requirements.

Q: Do you have stock plans for purchase?
A: Yes. Please call our office for details.  Also, please browse our complete library of stock plans available here on our website!

Q: How much will it cost to build a custom home?
A: Many factors influence construction costs, including exterior materials selected (i.e brick, stone, siding, etc), the number of floors, the cost of the homesite itself, interior finishes, the complexity of the design, and the structural and mechanical systems used.   A reputable home builder will need to carefully review your blueprints and take all of these factors into account in order to provide a quote for construction services.

Q: How can we be sure our custom design can be built within our budget?
A: If this is a concern, it may be a good idea to involve a builder early in the design process for advice on construction efficiency during the design process.  We can work with the builder of your choice, or, if you have not yet selected a builder, we can provide complete General Contracting services through Adair Development.

Q: How long does the design and building process take?
A: This varies based on the size and complexity of your home design. Other factors play a role as well, of course, like document review by Architectural Review Committees, as well as your ability to make timely decisions. Usually, it takes about 5-7 months from initial design consultation to the moment finished construction drawings are ready to submit for a building permit.  Once construction begins, most homes can be built in 6-12 months, depending on size and complexity.

Q: Once construction begins, are we on our own or do you help make decisions?
A: Adair Architects has many years of experience in both the design and construction phases of home building.  We can definately help spot a potential problem and correct it early - with the original design intent in mind at all times.  We feel that keeping us involved through the construction phase is money well spent.

Q: What if something comes up that is different in real life than what is drawn?
A:In new construction, this does not happen often, but it is important to understand that there may be unforseen conflicts with a pipe, duct or placement of an important feature.  Having foresight to imagine potential issues, however, is part of our role as architect, and we will work to solve any on-site issues with the least possible impact (time, cost and quality).

Q: What if we want to make a change to our plan once construction has begun?
A:  You will need to work with your general contractor to make these kinds of changes (often referred to as 'change orders').  Please note, however, that changes like this can be very costly and often result in delays in the construction schedule.  Adair Architects feels a thorough design is the best way to prevent changes during construction.  This is why we desire as much involvement from you as possible in the design phaseas it results in fewer changes needed in the construction phase - when changes are much more costly.

Q: We want to build green.  Can Adair Architects help?
A:  Adair Architects is an advocate of building 'green'.  Though not a LEED accredited green building architect, we have the skills and knowledge to design an energy-efficient residential or commercial project - with sustainability and energy-efficiency in mind.  We will work with you make environmentally-conscious decisions in the following areas:
